Nevada Mortgage License and Education Information

  The Mortgage Lending Division (MLD) is charged with administering and enforcing statutory provisions governing Mortgage Bankers, Mortgage Brokers, and Escrow Agencies.
 

Following information is required to obtain a Mortgage Broker License in the State of Nevada:

  • Submit a completed mortgage broker's license application along with the application fee and other required documents.
  • The applicant is also required to provide a Non-Personal History form, two year's fiscal year end financial statements and a current interim financial statement.
  • Each principal, partner, officer, trustee and director of the business who owns 25% or more of the company, or if a corporation, 25% or more of the voting stock of the corporation, must complete a Personal History Record, a Personal Financial Questionnaire, a child support statement and Fingerprint Card.
  • The applicants are also required to have at least 2 years of verifiable experience in lending money for real estate or mortgages.
  • There are no education requirements when the initial application for licensing is submitted. Additionally there is no examination that requires to be cleared before obtaining a license.
  • There are minimum net worth requirements if the licensee maintains trust accounts pursuant to NRS 645B.175. There is no bond required for a mortgage broker's license.
  • After the above mentioned initial documentation is submitted, the Commissioner will submit a conditional approval letter after which the applicant must submit the remainder of the documents including but not limited to a copy of municipal and State business licenses, a copy of the articles of incorporation, appropriate partnership, joint venture or limited liability company agreement (if applicable), and proof of compliance with Nevada corporate filing requirements as administered by the Nevada Secretary of State.
  • There are separate applications to be filed for branch licenses.
  • All companies seeking a mortgage brokers or mortgage banker's license must maintain at least one office in the state of Nevada.
  • Mortgage broker licenses expire annually on June 30. Renewals must be submitted to the Division yearly by May 31.
  • Licensees must provide satisfactory proof at renewal that the licensee attended at least 10 hours of certified courses of continuing education during the 12 months immediately preceding the date on which the license expires.
